LOD Staffing has openings for Leasing Agent
Location:
Multiple Locations

Work Schedule: Monday – Friday 8am – 5pm; must be flexible with shift and weekends

Rate of Pay: $21.60

The Leasing Agent, under the direction of the Community Manager, is a non-supervisory position that leases apartments/units and assists with resident and employee relations. This position performs routine clerical work of average difficulty involving a) taking of initial applications for housing, b) rent collection, c) re-certification of tenants. Models and ensures high performance and customer service delivery consistent with the agency's mission, vision, and values.

 

Essential Duties and Responsibilities

  • Issues lease violations and monitors curb appeal for residents at the assigned developments as directed by the Property Manager.
  • Addresses client needs, eligibility, in compliance with Fair Housing Laws and the Resident Selection Plan.
  • Tour apartments with clients; discuss all benefits of the apartment community and each apartment shown.
  • Explain to the client in detail the application procedures and lease contract.
  • Ensures application is processed promptly through the property-supported database.
  • Type leases, enter leasing and traffic information on logs.
  • Type weekly, monthly, and/or special reports as designated by the Assistant Community Manager or Community Manager.
  • Receives deposit and rent money, records appropriately.
  • Welcomes new residents. Assist as necessary to ensure a smooth move-in.
  • Processes resident transfers.
  • Completes all requests from residents using proper forms and/or software.
  • Communicates clearly with the maintenance staff regarding duties and responsibilities.
  • Acknowledges and assists residents with a positive and friendly tone.
  • Consults with the Community/Assistant Manager if a policy exception is needed
  • Aids Community/Assistant Manager as directed. Assist in paperwork, touring property, vacancy issues, and policy compliance.
  • Assumes the responsibilities of the Community/Assistant Manager in their absence.
  • Always maintains a professional attitude and appearance.
  • Performs other related duties as assigned.

Minimum Qualifications

  • High School Diploma or GED Equivalency
  • Valid Driver’s License
  • 1 year of experience in apartment leasing
  • Bilingual in Spanish and English
  • Must be willing to work flexible hours/day, weekends
  • Must be able to successfully complete a drug screen and background check

Preferred Qualifications, Knowledge and Skills

  • Excellent verbal and written communication skills are essential for interacting with tenants, property owners, and other professionals. 
  • Leasing agents need to be customer-focused, with a knack for understanding tenant needs and providing excellent service
  • Leasing agents often need to persuade potential tenants to sign leases, so strong sales and negotiation skills are valuable. 
  • A solid understanding of leasing procedures, fair housing laws, and relevant regulations is crucial. 
  • Accuracy in paperwork, lease agreements, and property inspections is essential. 
  • Leasing agents may need to work evenings and weekends to accommodate potential tenants. 
  • While independent work is sometimes required, leasing agents often need to collaborate with other team members, so strong teamwork skills are important. 

Work Environment

  • The role involves a mix of indoor office work and occasional property tours, which may include walking the grounds, climbing stairs, and inspecting vacant units. 
  • They may need to walk and stand for extended periods during property tours. 
  • Work hours can be flexible, often including weekday and weekend hours to accommodate potential tenants.
  • Leasing agents may work evenings and weekends to meet with clients who are unavailable during regular business hours.
  • In high-demand periods, leasing agents may work longer hours to fill vacancies and manage tenant needs. 

Physical and Mental Requirements 

  • Ability to sit, stand, and walk for extended periods throughout the workday.
  • Must be able to walk the property, including climbing stairs and inspecting units.
  • Occasional lifting or carrying of items up to 25 pounds (e.g., marketing materials, lease files, small office supplies).
  • Ability to use standard office equipment such as computers, phones, copiers, and printers.
  • Visual acuity is required to review documents and computer screens regularly.
  • Strong interpersonal and communication skills to interact effectively with clients, residents, and team members.
  • Ability to multitask, prioritize duties, and manage time efficiently in a fast-paced environment.
  • Sound judgment and problem-solving skills, especially when handling resident concerns or sales objections.
  • Attention to detail in processing applications, preparing leases, and maintaining records.
  • Professional demeanor with the ability to remain calm and courteous under pressure.
